The Best Lake Tahoe Neighborhoods for Families

Everyone loves different towns around Lake Tahoe for different reasons. Some people look for less touristy areas or close proximity to schools, while others want more things to do or larger lots. Each town has its own unique qualities and charm.

Kings Beach

Kings Beach is well known for having a strong community of primary homeowners. Kings Beach Elementary is located in the heart of town, and the proximity to the lake and beach is fantastic, with many homes within walking distance. There are also plenty of local restaurants and coffee shops. One of my favorite coffee shops is Java Hut, located right across the parking lot from Whitecaps Pizza. The average home sale price in Kings Beach is around $730,000, making it a bit more affordable for first-time homebuyers.

Tahoe Vista

Tahoe Vista is another great option because you’re still close to Kings Beach Elementary, but the area is a little quieter than Kings Beach. For families looking for more space, Tahoe Vista generally offers larger lot sizes than Kings Beach. This is another community that is home to many local, year-round families. If your family enjoys skiing at Northstar or spending time in the Village, Tahoe Vista provides quick and convenient access to the resort.

Carnelian Bay

Similar to Tahoe Vista, Carnelian Bay offers a quieter, less touristy setting and generally larger lot sizes, making it a great option for families with kids and pets. Larger families may also appreciate that many homes in Carnelian Bay tend to be bigger than those in towns like Kings Beach. Many of the residential roads throughout Carnelian Bay are quieter, with less tourist traffic than neighboring communities.

Carnelian Bay is also home to Gar Woods Grill & Pier, which is famous for its Wet Woody cocktail. Grab one the next time you’re there if you’ve never tried one!

Tahoe City

Tahoe City is similar to Kings Beach in the sense that there is always something to do. The town is filled with restaurants, shops, coffee houses, and ice cream stops. Uncorked is one of my favorite relaxing wine bars located right on the main strip. Tahoe City is also home to an elementary school, middle school, and high school, making it especially convenient for families. Throughout the year, the town hosts many community events, including popular summer concerts at Commons Beach.

Dollar Point

One of my favorite neighborhoods within Tahoe City is Dollar Point. Dollar Point is its own subdivision that offers quiet streets because there is no through traffic. The many amenities—including tennis courts, a private beach, a pool, and more—allow kids and parents to stay busy and active throughout the year. Families also tend to stay in Dollar Point long-term because the neighborhood is generally considered safe, quiet, and family-friendly.

At the end of the day, there isn’t one “best” neighborhood in Lake Tahoe—there’s only the one that’s the best fit for your family. Whether you’re looking for walkability to the beach in Kings Beach, larger lots in Tahoe Vista or Carnelian Bay, the convenience of Tahoe City’s schools and activities, or the family-friendly amenities in Dollar Point, each community has something unique to offer.
